With years of experience in the mortgage industry, I’ve helped countless individuals and families navigate the loan process with confidence and clarity, whether they’re buying their first home, refinancing them to save money, cashing out, or investing in real estate.
I started at Equity Source Mortgage, Inc in 2002 then eventually took over the company in 2025 with the same simple mission: to provide personalized mortgage solutions without corporate red tape. We take the time to understand each client’s goals, offering tailored advice and competitive loan options that fit their needs, not ours.

Roy Sperr founded Equity Source Mortgage in 2000 after four years as a residential loan originator. In 2025, he handed the reins over to Shawn Hunter, the new president of Equity Source Mortgage.
Prior to the mortgage business, he was in insurance, finance, and Real Estate Appraisal.
Roy received a bachelor’s degree in business economics from Saint Cloud State University in 1993 and a Mini MBA in Real Estate from the University of St. Thomas in 2005.
Roy’s professional mortgage career has been spent with direct origination activities geared toward customer experience.
This includes counseling the home buyer, refinance math and advising potential clients on the correct way to achieve their financial goals as it relates to home finance.
His business strengths in mortgage include: All aspects of the home purchase process, making sense of the re-finance decision, investment properties, Real Estate economics, and the loan underwriting process.
All business is derived from referrals and repeat customers.
Other interests include hobby farming, hunting, fishing, and spending time with family.
